$200 million Indian Creek mansion hits Miami market — set to shatter county real estate record

Another Miami mega-listing is causing a stir.

An almost finished mansion on Indian Creek Island — also known as “Billionaires’ Bunker” — is going on the market Tuesday for a hefty $200 million.

If it sells for that amount, the empty home will shatter Miami-Dade County’s current record.

The exclusive barrier island of Indian Creek has earned a reputation for nine-figure listings and A-lister residents. Billionaire buyers like Jeff Bezos and Carl Icahn have rushed to snap up its 41 coveted bayfront lots in recent years, driving up prices to dizzying heights.

The newest lot on offer, first reported by the Wall Street Journal, spans nearly 2 acres, and counts Hotels.com co-founder Robert Diener and Jeff Bezos among its nearby neighbors.

The sellers were identified by the Journal as Dr. Aaron Rollins, a high-profile cosmetic surgeon, and his wife, Miami real estate agent Marine Rollins. Aaron Rollins purchased his Indian Creek plot in 2020 for more than $30 million.

The new listing appears to be the third-most expensive home for sale in the US. A $300 million home in Aspen, Colorado currently occupies the top title, and a $285 million listing in Manalapan, Florida holds second place.

The lot was one of several formerly owned by legendary Latin singer-songwriter Julio Iglesias. Iglesias sold another one of his empty lots that same year to Jared Kushner and Ivanka Trump for $32 million.

Jill and Danny Hertzberg of Coldwell Banker Realty represent the $200 million listing. A successful sale near that asking price would easily beat out the current county record of $120 million, notched by hospitality billionaire Vladislav Doronin‘s Star Island sale in March.

Another Indian Creek property approached the local record earlier this year. That property, an empty lot next door to Jeff Bezos’s assemblage, sold to a mystery buyer for around $105 million in June.

“There’s been significant interest leading up to the launch from within the island and outside the island,” Danny told The Post, although he declined to name names.

The Rollins family had big plans for their Indian Creek home, according to the agents, but changing circumstances and a growing family has sent them northward, towards Palm Beach.

The property boasts 200 feet of waterfront, currently featuring a partially built dock for large yachts. The nearly finished limestone mansion is set to span 27,889 square feet, setting out nine bedrooms, a home theater, a hair salon and a jazz lounge, among other luxury wellness and entertainment spaces.

The plans also include unique touches by the family, including a library with a secret passageway and a 1,500-gallon aquarium.

“The framework is there,” Jill told the Post. “But you could take that down and do whatever you want.”

She noted that most buyers in this nine-figure price range are eager to undertake their own gut renovations anyways. By purchasing a shell, the next buyer will get to “skip the line” on the headaches of planning and permitting.

“All the hard work’s been done,” Jill said.
